Jeonse-to-monthly rent conversion rate dips
Analysts say this is good news for tenants
Jeonse is a long-term lease in which tenants make a substantial deposit to the landlord, which is then returned in full at the end of the contract, and the rate at which jeonse leases are being converted into monthly rentals is falling.
Analysts say the lower this conversion rate is, the less of a worry tenants have in making monthly payments.
The Korea Appraisal Board says that, compared to the year before, the conversion rate of jeonse contracts into those in which tenants pay by the month fell 0.9 points to 6.1 percent in December.
The biggest drop came in apartment rental contracts. The conversion rate for them fell 2.2 points to five percent, while it fell by 0.7 points for residences designated as multi-unit houses.
주택 전세전환율 6.1%…소폭 하락
아파트를 중심으로 전월세전환율이 소폭 하락했습니다.
한국감정원에 따르면 지난해 12월 기준 제주지역 전월세전환율은 6.1%로 지난해 같은 기간보다 0.9%p 떨어졌습니다.
특히 아파트 전월세전환율이 지난해보다 2.2%p 하락한 5%로 가장 많이 떨어졌고,
연립다세대주택은 0.7%p 하락했습니다.
전월세전환율은 전세금을 월세로 전환활 때 적용하는 비율로 이 비율이 낮을수록 월세 부담이 적다는 것을 의미합니다
