Consumer Price Survey findings reveal sluggish real estate market

Home rental prices in Jeju last year decreased for the first time since 2006.

According to the Consumer Price Survey conducted by the National Statistical Office, the index of local house rental prices was 105.05 in 2019, a decrease of 0.24 compared to the previous year.

The index for “jeonse” leases, in which the renter makes a large down payment that is then returned in full at the end of the contract, decreased by 0.02%. However, the index for monthly rent declined by 0.27%, which led to the overall decrease of local house rental prices.

Analysts have said that the sluggish housing market is attributed to the rising number of unsold homes and the drop in land appraisal value.

통계청 소비자물가조사 결과에 따르면
지난해 제주지역 집세 지수는
105.05로 전년보다 0.24% 하락했습니다.

집세 유형별로는
전세 지수는 0.02% 떨어진 반면
월세는 감소폭이 0.27%로 커
전반적인 하락세를 이끌었습니다.

이같은 현상은
주택 미분양 증가와 공시지가 하락 등
부동산 경기 침체가 장기화된 데
따른 것으로 풀이됩니다.
