Land Sale for Complexes in Hwabuk
Selling price at 69.1 billion

The Jeju City government after posting a public notice on the sale of sites originally for hotel development repurposed the Hwabuk Commercial Area on October 29th.

The city government experienced difficulties in securing funds
as no bidders would buy the land that was originally
purposed for hotel development during the four executions of
public notices since 2019. Thus the government
has changed the purpose of the sites
allowing them to be used for residential
and commercial complexes.

Expected selling prices were heightened from 47.8 billion
to 69.1 billion won, however the building-to-land ratio,
floor area ratio, maximum height and structural density
remain the same.

The Hwabuk Commercial Area Development Project
is executed with land substitution until December of 2022.
However, eight of 28 lots, including lands for residential and commercial complexes are yet to be sold.


화북상업 주상복합용지 매각 공고…예정가 691억

제주시가 그동안 매각되지 않아 사업비 확보에 어려움을 겪었던
화북상업지역 내 호텔용지에 대해
용도 변경 후 지난 달 29일 매각공고를 냈습니다.

이번에 매각하는 체비지는 기존 호텔용지로
지난 2019년부터 4차례의 매각공고에도 응찰자가 없어
일반과 생활숙박시설로 변경하고 주상복합용도를 추가했습니다.

매각 예정금액은 기존 478억원에서 691억원으로 변경했으며
건폐율이나 용적율, 높이 등 개발밀도는 종전 그대로 적용하기로 했습니다.

제주시 화북상업지역 도시개발사업은 내년 12월까지
환지방식으로 시행하고 있으며 전체 체비지 28필지 가운데
주상복합용지를 포함한 8필지를 매각하지 못하고 있습니다.
