Floor Area Ratio Eased for Small Housing
The provincial government will ease restrictions on reconstruction businesses with small-sized buildings to supply more housing.
According to the province, following the enactment of the Unoccupied Houses Act, related ordinances will be revised.
Thus, after being designated as small-sized housing management areas, the upper limit of floor area ratio of housing
with less than four floors
will be expanded from 200% to 250%
and the limit of the ratio for housing
with less than 18 floors
will be expanded from 250% to 300%.
If private project operators execute reconstruction projects
with changing floor area ratios at small-sized housing management areas,
50% of the housing should be supplied as public housing.
Public business operators are regulated to supply 30%
of reconstruction housing as public housing.

제주도에 따르면 빈집.소규모주택 정비에 관한 특례법 시행에 따라
관련 조례를 개정하고 소규모주택 관리지역으로 지정되면
현행 1종 일반주거지역 용적률을 200%에서 250%로,
2종은 250%에서 300%까지 확대합니다.
민간사업시행자가 소규모주택 관리지역에서 정비사업을 시행하는 경우
용도지역 상향에 따른 용적률 혜택 가운데
임대주택공급 비율을 50%로,
공공사업시행자인 경우 그 비율을 30%로 규정했습니다.
