Despite the stagnant real estate market, construction permits have increased.

In Jeju, as of October this year, the construction size permitted was 1.621 million square meters and 3,100 projects, a 42% increase corresponding to the previous year.

By category, residential purposes accounted for 854,000 square meters, up 77% from the previous year. The main reason was due to the reconstruction of (이도주공) Ido Jugong Apartment Complex 2 and 3.

However, the actual construction amounted to approximately 2,000 cases and 929,000 square meters, which was similar to that of last year.

Jeju City prospects a large number of projects will continue to wait and see the results of construction costs and interest rates as they continue to fluctuate due to the rise in material prices.




부동산시장 침체 불구 건축허가 늘어…42% 증가


부동산시장 침체에도 불구하고 건축허가는 증가한 것으로 나타났습니다.

제주시에 따르면 올해 10월 기준 건축허가 면적은 3천 100여 건에 162만 1천여 제곱미터로 지난해 같은 기간보다 42% 증가했습니다.

용도별로는 주거용이 85만 4천여 제곱미터로 이도주공 2, 3단지 아파트 등의 재건축으로 인해 전년보다 77% 늘어난 것으로 나타났습니다.

다만 실제 착공면적은 2천여 건에 92만 9천여 제곱미터로 지난해 같은 기간과 비슷한 것으로 집계됐습니다.

제주시는 원자재 가격 인상에 따른 건축단가 상승과 금리 인상 등으로 실제 착공 건수는 관망세를 유지할 것으로 전망했습니다.
