Cement Prices on the Rise


Recently, the domestic construction industry has been severely impacted by a "Triple High" phenomenon, which refers to high oil prices, high interest rates on loans, and the high cost of raw materials.

Amidst these circumstances, cement manufacturing companies are raising their prices, further increasing concerns within the industry.


According to the cement industry, the leading company, Ssangyong C&E, will be increasing the price of Type 1 bulk cement by 14.1 percent, from 104,800 won per ton to 119,600 won starting from next month.

Ssangyong C&E holds a 38 percent share of the cement supply in Jeju.


It has been reported that the other six cement producers have either already decided to increase prices or are currently in discussions regarding price adjustments.


Indeed, the island is facing an even greater impact from the price increases due to the additional logistics costs of approximately 7,400 won per ton of cement.

This adds to the overall shock caused by the price increases.


The cement industry has pointed to increased electricity costs, which account for 20 percent of their manufacturing expenses, saying they have no choice but to raise prices.


Over the past two years, cement prices have increased four times, putting a growing burden on the construction industry.
If prices were to be raised to the level of 120,000 won this time, it would result in a 60 percent increase within a span of two years.

Furthermore, the rise in construction costs can lead to delays and increases in housing prices, which can adversely affect the general public.

If cement prices increase as notified, it’s inevitable for ready-mixed concrete prices to also rise. Consequently, the construction industry and the general public will face additional burdens. We’ll have a dialogue with the cement industry to find a solution to this situation.

The government has taken action to assess the appropriateness of the cement price increases and has begun to develop countermeasures.

However, due to the difficulty in directly controlling prices in the private sector, the government’s policy is likely to focus on examining whether the price increases are excessive.




시멘트 가격 줄인상…지역경제 '노심초사'


최근까지 신3고 현상과 원자재 가격 급등으로
큰 타격을 입은 도내 건설업계.

이런 가운데 시멘트 제조업체들이
일제히 가격 인상에 나설 태세여서
또다시 업계 우려가 커지고 있습니다.


시멘트업계에 따르면
업계 1위 쌍용C&E는 내달부터
1종 벌크시멘트 가격을
t당 10만 4천800원에서
11만9천600원으로 14.1% 인상합니다.

쌍용C&E는 도내 시멘트 공급의 38%를 차지하고 있습니다.


이와 함께 나머지 6개사도
이미 가격 인상을 결정했거나
논의를 진행하고 있는 것으로 알려졌습니다.

제주는
현재 시멘트 t당 약 7400원의 물류비가 추가로 붙어
가격 인상 충격이
더욱 클 수밖에 없습니다.

시멘트업계는
제조 원가의 20%를 차지하는
전기료 인상으로
가격을 올릴 수밖에 없다는 입장입니다.

하지만 최근 2년 사이 시멘트 가격이
네 차례나 인상되면서
건설업계의 부담은 커지고 있습니다.

이번에 가격을 12만원 수준으로 올리면
2년 새 60% 오르게 되는 겁니다.

또한 건설비용 상승은
공기 지연과 분양가 인상 등
도민들의 피해로 이어질 수 있습니다.

통보받은 대로 시멘트 가격이 인상되면 레미콘 가격도 인상이 불가피한 실정이고 이에 따라서 건설업계와 도민들한테 부담이 갈 수밖에 없는 상황에 직면해 있습니다. 가급적이면 시멘트업계와 대화를 통해 (협의해 나갈 계획입니다.)


정부는
시멘트 가격 인상의
적정성 여부를 살피며
대응책 마련에 나섰습니다.

다만 민간에 대한 직접적인 가격 통제는
어려운 만큼
과다 인상 여부 위주로 들여다볼 방침입니다.
