Half-Price Apartments, First Public Housing in Jeju Initiated


The first public housing in Samdo-dong, Jeju City is being introduced.


The land was purchased last year and full-scale design work has begun.

It will be built from one underground floor to nine above ground floors, totaling 72 households.

The Province has officially started the public housing lottery project of the current administration starting with (삼도동) Samdo-dong.

We have announced the start of the Jeju Hope Public Housing Project, which will allow people to realize their dreams of owning a home with a lower burden and secure better living options.


Public housing projects will be created in four locations?Jeju City's (삼도동) Samdo-dong and (봉개동) Bonggae-dong, Seogwipo City's (동홍동) Donghong-dong, and (남원읍) Namwon-eup?totaling about 200 households and will be operated in two forms: land lease and equity accumulation.

In the land lease form, Jeju Development Corporation owns the land, and the home buyers own the building.

This will be offered at about 65% of the general apartment market rate.

The equity accumulation type allows residents to pay only 25% of the sales price upfront and acquire the remaining equity over 20 to 30 years, making it possible to secure a home even without significant initial capital.

Samdo-dong and Donghong-dong will proceed with the land lease type, while Bonggae-dong and Namwon-eup will implement the equity accumulation type.

Our basic plan is to reduce the initial capital by more than half. We will deliver quality as good as that shown by Samdasoo, produced by Jeju Development Corporation.

The Jeju-style public housing lottery will start construction in phases from next year, with the lottery beginning in 2026.

Occupancy is scheduled between March and July 2027.

As the project to raise Jeju's lowest national level of public housing supply begins in earnest, the challenge remains to provide quality housing that meets market demand.

제주시 삼도동에 도내 첫 공공분양주택이 들어섭니다.

지난해 토지 매입을 완료하고 본격적인 설계 작업에 착수했습니다.

공공분양주택은
제주시 삼도동과 봉개동,
서귀포시 동홍동과 남원읍 등
모두 4곳에 200여 세대 규모로 조성되며
토지임대부와 지분적립형 두 가지 형태로 운영됩니다.

토지임대형은
공공주택사업자인 제주개발공사에서 토지를 갖고
주택 분양자는
건물만 소유하는 방식입니다.

이렇게 되면 일반 아파트 시세의 65% 수준으로 공급될 전망입니다.

지분적립형은
분양가의 25%만 내고 입주한 뒤
20~30년에 걸쳐
남은 지분을 취득하는 방식으로
초기에 큰 돈이 없어도 내집을 마련할 수 있게 됩니다.

삼도동과 동홍동은 토지임대형으로

봉개동과 남원읍은 지분적립형으로 추진됩니다.
