The Province is significantly easing height restrictions that have been in place for the past 30 years, as part of efforts to develop a compact city.

The current height-regulated zones will be maintained only in essential areas such as cultural heritage protection zones and flight safety zones, while most other areas are expected to be deregulated.

Under the new proposal, a “standard height” will be applied, and a new concept of “maximum height” will be introduced. Buildings within the standard height can be constructed freely, while those exceeding it will require review by the Urban Architecture Joint Committee.

The proposed maximum building heights are: 75 meters in residential areas, 90 meters in semi-residential areas, 160 meters in commercial areas.

The province will collect public opinion until May 19, and finalize the plan through expert forums and public briefings in June.

제주특별자치도가 압축도시 조성을 위해 30년간 유지해 온 고도지구 규제를 대폭 완화합니다.

기존 고도지구는 문화유산보호구역과 비행안전구역 등 필수지역만 유지하고
나머지는 대부분 해제하는 방향으로 추진됩니다.

현재 고도를 '기준높이'로 적용하고 별도의 '최고높이' 개념을 도입해 기준높이 내에 포함되면 자율건축을, 기준높이를 초과하면
도시건축공동위원회의 심의를 받는 방식으로 이뤄집니다.

검토되고 있는 최고높이는 주거지역 75미터, 준주거지역 90미터, 상업지역 160미터입니다.

제주도는 다음달 19일까지 도민 의견을 수렴하고 6월 중에 전문가 토론회와 도민 설명회를 통해 최종안을 확정할 예정입니다.
