Govt. compensation fund announced for new airport site
Initial figure is roughly 10X current value of land

The national government has set aside 500 billion won for its acquisition of land in Seongsan-eup, Seogwipo, which was chosen earlier this month as the site for Jeju’s second airport.

On average, that works out to around 100,000 won per square meter, which is about ten times the current price of land in the area.

The land ministry, however, said Wednesday that the compensation amount was only a tentative figure that had been set prior to a preliminary feasibility study in the area.

It is expected to take at least three years before villagers receive any compensation. Officials will finalize the exact amount they will offer after completing land appraisals and other assessments in the area.

국토교통부는 제2공항 예정부지 토지보상비로 5천억원을 책정하고 예비타당성 조사를 실시한다고 밝혔습니다. 이는 3.3제곱미터 당 평균 30만원 대에 이르는 것으로 현재 성산읍 지역의 평균 공시지가의 10배 수준입니다.

그러나 국토교통부는 이번에 책정된 토지보상비는 실제 보상비용이 아니라 예비타당성 용역을 수행하기 위해 대략적으로 산정된 비용이라고 설명했습니다. 때문에 실제 보상가와는 당연히 차이가 있을 수 있다고 해명했습니다. 특히 토지보상비 산정은 실제 보상 단계에서 이뤄지는 만큼 계획대로 진행되더라도 3년 후에나 가능할 전망입니다. 국토교통부는 예비타당성 조사를 거쳐 실시설계 승인이 나오면 해당 시점에 감정평가사의 감정을 토대로 토지보상가를 산정한다는 방침입니다.
