Lease conversion rate drops to 6.2%
Fewer people making the switch from ‘jeonsae’ to monthly rent


The Korea Appraisal Board says the rate on the island at which “jeonsae” leases are being converted into monthly rentals has dropped.


In jeonsae leases, tenants make a substantial deposit that is returned in full at the end of the contract.


According to the most recent figures, the conversion rate in October on the island was 6.2 percent, down 1.2 percentage points from a year earlier.


For apartments, the conversion rate dropped 1.9 percentage points to 5.2 percent, for multiplex housing units it dropped 1.1 points, and for houses it dropped 0.8 points.


A lower lease conversion rate means fewer islanders are burdened with monthly rent payments.

주택 전월세전환율이 소폭 하락했습니다.


한국감정원에 따르면 10월 기준 제주지역 전월세전환율은 6.2%로 지난해 같은 기간보다 1.2%p 떨어졌습니다.


아파트 전세전환율은 지난해보다 1.9%p 하락한 5.2%로 가장 많이 떨어졌고, 연립다세대 1.1%p, 단독다가구 0.8%p 하락했습니다.


전월세전환율은 전세금을 월세로 전환활 때 적용하는 비율로 이 비율이 낮을수록 월세 부담이 적다는 것을 의미합니다.
